Proposal for Croaker/Rochambeau intersection in James City includes 90 townhouses, gas & fast food

Williamsburg Independent editor George Arbogust discusses a development group's proposal to bring 90 affordable townhomes and two retail pad sites to a 19-acre agricultural parcel at Croaker Road and Rochambeau Drive. Details of the plan were obtained through a Freedom of Information Act request.

The plan, which would require rezoning, also includes a convenience store with fuel service and a quick-service restaurant on the commercial frontage. County staff and state agencies have already weighed in, with VDOT flagging traffic and entrance spacing concerns, the county's stormwater division outlining watershed-related permitting requirements, and the Fire Marshal offering conditional approval.

No formal rezoning application has been submitted yet, but if approved, the project could bring new housing options for moderate-income households to one of the area's more prominent road corridors.
